The New Bathroom

When I purchased the Cross structures in 2014, the south porch in the carriage house had long been enclosed to create a pantry, and a sun room. Both rooms retained their sloped flooring. The sun room is to be a new laundry room and breakfast nook. You cannot install a washer/dryer on a crooked floor. The pantry is being transformed into a full bath. You cannot install a shower and toilet on a crooked floor. So, new angled joists were laid down in both rooms, with the new bath shown here.

After a great much ado, the plumbing was installed! It seems so extraordinary to create a bathroom where none previously existed. It is a rush!

And…drum roll, please…THE SUBFLOOR IS IN!

The subfloor is carefully aligned with the top of the door threshold. New oak will be laid atop all. But the threshold will remain intact. Who knows, somebody down the road might want an open porch, and they will shriek: “The threshold is still here! The porch floor is also still here!” As a general rule, I support making people excited in the future.

Justin complained that he was hot in the airless, stuffy room. Oh dear, this was unacceptable. So I told Justin to cut a hole in the outside wall for ventilation. He replied: “Huh?” I replied: “I’m putting a window there. So, let’s just roughly cut out the opening now.”

Justin just stared at me. “Justin! Be bold! Get that sawzall out!”

And then…there was light. I also plugged a fan in. Soon, Justin was a comfortable man. And the world was just a tiny bit better.

I can’t believe you are still putting a washer and dryer in the breakfast nook. There wasn’t room in the new bathroom for it? Not even a stacker? Seems a more logical place for a washer and dryer is in a bathroom. That’s where the water pipes and drains are.

The bathroom is small, and there’s no room for a w/d.

And the kitchen (right next to the sunroom) has water pipes and drains, too!

The sunroom is long and thin. It can easily fit a w/d and a dining table!

Had the pantry been larger I would have put the w/d there. Maybe. As there’s something nice about doing laundry in a sun-filled room!

Justin and the new “window” had me smiling. Many moons ago my daughter, my best friend and I were installing insulation in the tiny upstairs of my house (the ceiling is 5’10” tall in the center, but that’s only about 12 inches wide…. it slopes dramatically from there *grin*) and it was a hot, muggy job. We were all sweating profusely, with insulation sticking to us making us more miserable.

“Hang on ladies, I can fix this”. And I disappeared down the stairs.

A couple minutes later I came up the stairs with a running chainsaw and proceded to cut a big square hole in the west peak. The looks on their faces was priceless!

A few months after all the work was done upstairs, including the installation of a double wood casement window, the previous owner’s daughter and grand daughter came for a tour.

They thought the window was original!

I was so happy. And cooler.

Lots of progress in the carriage house. This should give you incentive to keep going. Not that you wouldn’t. lol
